How To Use Spring Maintenance To Prevent Potential Water Damage Inside Your Home

When most people think about leaks, and the potential for water damage, they automatically think about their roof.  However, there are many sources that can cause a leak that come from right inside your home.  Now is a great time to perform a little spring maintenance to help protect one of your biggest investments – your home.

Here are some tips that will help you identify and prevent a leak from happening in your home.

To determine if you have any leaks in your home, you’ll need to turn off the water at the main.  Now check your water meter to see if it’s running.  If it is, then you have a leak.  You’ll then need to identify where the leak is occurring and have it fixed.

Some of the areas that present the most common plumbing issues are:

  • the icemaker water line, where the hose connects to the valve
  • the shower, look for drips, cracks in the tile or crumbling grout lines
  • the shower pan, this should be tested for leaks annually
  • the toilets, check the flushing mechanism, the flapper and listen to see if it’s running or if it’s running periodically
  • the toilet supply line, check to see if the supply line needs tightened and if it’s worn out have it replaced
  • the toilet water supply shut off, this should be tested periodically to make sure that it can be shut off, replace if needed
  • the washing machine, never leave your washing machine running while you’re not home
  • the washing machine hoses, check for cracks, kinks, blisters and make sure the hoses are securely tightened onto your machine and onto the valves.  Your washing machine hoses should be replaced every five years

Other areas of concern are the plumbing pipes themselves, the roof, the sump pump if you have one, whole house humidifiers, evaporator coils and the water heater.  If you have the knowledge and expertise to test and repair these items yourself that’s great.  However, if you don’t, please don’t hesitate to hire a professional.
